We live in an old farmhouse. The old farm buildings were converted into a series of residences by the previous owner of the farmhouse. He routed all their sewage into our drains which feed into the mains sewer. There is no mention of drains in any of our deeds. From time to time the residents of the converted buildings put things down the drains which cause them to block and flood our patio or our lawn with sewage. Apart from being very unpleasant, it is very expensive if we get a professional to unblock them. Some of the residents are elderly and have visiting carers who may be responsible for putting unsuitable things down the drains. Do we have any rights? Some of them are sympathetic and some are not.

Almost certainly something is going wrong here, whether it be whether they had/have the right to right to route the drains via your land, or indeed whether the actual drains themselves were sufficient and whether buildings regulations etc were complied with. I imagine, being a farmhouse that the sewage drains into a septic tank - not that I think it would really make much difference. I we would need to know some more details unfortunately, such as how the properties are held (freehold/leasehold etc), and the actual registers of title as well.
