I had let a property. unfortunately i had a massive stroke, almost unable to walk. I had let a property. Not only has the tenat does not pay rent but is let out the property. what can be done

You likely have two grounds to repossess the property from your tenants:

1. Their failure to pay rent
2. Their subletting the property contrary to their tenancy agreement.

We would be happy to draft a repossession notice on your behalf and then obtain a Court order for repossession for you. We would also seek an order that your tenants are to pay any rent arrears owed to you.

Alternatively, if you do not want to pursue your tenants for the arrears you may not need to obtain a Court Order at all.

You could fund this yourself. Alternatively, you may be able to claim your legal costs under any Legal Expenses Policy you may have. This could be attached to your home contents insurance or to any credit cards you may have.
